Commercial Building Compliance looks at the maintenance and adherence to required standards and regulations in order to remain legally compliant and to safely protect those within the buildings space.
Detailed and enforced by law, compliance stipulates the statutory rules set by government that commercial buildings must operate in accordance with. Building liability orders under the Building Safety Act 2022 apply to all properties (including commercial), regardless of height and use which involves professionals within the development process as well as mixed-use commercial spaces.
At TB Fit Out we assist our clients in the planned maintenance and compliance of commercial buildings with building condition surveys, fire door surveys, fire door remedial works or replacement, electrical fixed wire testing and emergency lighting testing offering relevant/required surveys, full reports and quotes for required and remedial works. Within the UK it is a legal requirement to install fire doors in all non-domestic buildings. This includes businesses, public buildings and all commercial premises. Regular inspections of your doorset ensures your workspaces remain safe and compliant as a preventative measure. We offer Fire Door Surveys and Audits which look at all existing doors and frames to assess compliance which includes a report of our findings and our recommendations.
Fire doors are required in any room which purpose is to be contained as a compartment within a specific area of a building’s premises, that are constructed to be fire resistant, are required to have fire doors.
We can organise and carry out fire door and fire door frame remedial works and replacements with intumescent fire and smoke seals with certification installation and all of our professional fitters are trained by BRE Academy standards.

A legal UK requirement, Fixed Wire Testing should be carried out in accordance to the property and installation, with the frequency varying between 1-5 years, dependent on the property/building type.
Our qualified electricians test electrical installations and circuits to maintain safety and regulatory compliance across Surrey, Sussex, Kent, Berkshire and the Southeast.
Commercial buildings are required to carry out Emergency Lighting Testing/checks in accordance with BS 5266 Standards as well as the Fire Safety Reform (2005). System tests involve monthly ‘on/off’ checks and a full annual duration test.
