Building Condition Surveys and Assessments

Building Condition Assessments and Surveys look to inspect the physical, mechanical and electrical condition of your buildings, systems and external areas. Ensuring Statutory and Health and Safety compliance. They assess the building in that moment in time, offering an overview of the health and condition of a building where recommendations of required works and risk concerns, or where defects or deterioration can be identified as a legislative need as well as preventative measures to maintain standards.

We provide qualified surveyors to carry out the building condition surveys (which roughly takes around 45 minutes) as a visual inspection at a time to suit you and your people with a full suite of options and suggestions of what needs to be carried out, timeframes of how long that will take to rectify alongside a full report and quote of reparation works for proposed remedial action as well as any future planned maintenance that can also be assessed.

Fully Comprehensive Fire Door Surveys

We offer fully comprehensive Fire Door Surveys with detailed reports on the condition of the entire doorset. It is the legal responsibility (according to the Fire Safety Order Oct. 2005) and requirement to ensure that fire and escape doors are installed correctly and maintained at all times.

Planned, scheduled and assessed fire door surveys ensures compliance and safety is maintained. Regular inspections are needed in all areas where your fire doors are in place and more so in high-use areas where footfall is greater and where wear and tear will appear more quickly.

We fit Forza supplied fire doors with certification, usually FD30 and FD60 fire rated standards, that can withstand a fire for a minimum of 30 or 60 minutes. All of our fitters are BRE Academy, Timber Fire Doors, Installation, Repair and Maintenance Certified, trained and qualified. Meaning that a high standard of inspection and methodology is applied across all building/property types.

Continued maintenance and consistent checks of your fire doors, doorsets, intumescent strips, frames, hinges and self-closing devices ensures full operation is always at optimum level at any given time and that any corrective action from inspective checks can be scheduled to maintain commercial as well as legal standards.

Regulatory Compliant Electrical Fixed Wire Testing

Electrical Fixed Wire Testing maintains your electrical installations and circuits throughout your buildings, looking at safety and regulatory compliance. For example, this could include the testing of; main panels, distribution boards, lights, air conditioning and plug sockets.

In London and throughout the whole of the UK, Fixed Wire Testing is a legal requirement for commercial properties and maintains electrical safety with the frequency of these tests dependent of the property/building ranging from 1, 3 and 5 years dependent on the property and installation itself.

Compliance aligns with the HSE Act (Health and Safety at Work) as well as Electricity at Work regulations (1989). We offer qualified testers, reliable and legally compliant installations alongside Electrical Fixed Wire Testing.

Robust Duration Test Emergency Lighting Testing

System types can vary the volume of frequency that your emergency lighting should be tested, however, as a general rule of thumb it is important to have emergency lighting ‘flick tested on and off’ monthly as well as a full annual duration test.

The lighting of emergency routes and exits should be illuminated by indicated signs in the event of an emergency and where normal lighting fails. Emergency lighting is a legal UK requirement within commercial buildings covered under the BS 5266 standard and also under the Fire Safety Reform (2005) as well as other regulatory and legal standards/reforms.
